I  would like to share some real estate information of our local real estate market in Cape Coral and Fort Myers reported by realtor.com . Listing Prices are increasing in Fort Myers and Cape Coral Florida , as recovery takes hold in many cities in Florida.


Florida boasts the highest number of cities in the top 10 for largest increases in median list prices in the last year. 

Nationwide, median list prices have inched up only 5.03 percent from December 2010 to December 2011, according to Realtor.com data. 

The following cities are where median list prices have increased the most in the last year, based on December 2011 data of 146 metro areas from Realtor.com:

 New Bank of America Short Sale Policy Change.

 Realtors now have  8 Days to Submit a Backup Offer! 

Bank of America has listened to feedback from Realtors over the last 6 months and have now agreed to a policy change to processing short sales.


If it becomes necessary to submit a backup offer during a short sale, Realtors now have a  window for making the submission within eight calendar days after the initial offer becomes invalid with out having to restart over the complete file..  

 

Any backup offer will require analysis by Bank of America and their investor approval, regardless how similar it may be to the previous offer. I have been able to get a quick reviews and answers normally within 45 days of the buyer walking away from the banks first approved price.

  • The short sale will be closed in Equator System. ( Bank of America online processing system  ) 
  • I will return to marketing the property online untill be recieve another offer.

    Why get your hopes up looking at $400,000 homes, when you can really only afford a $200,000 home? Before you start house hunting, narrow down your price range by getting pre-approved from a local mortgage lender. Asking your Realtor for a referral to a good local mortgage Lender here in southwest Florida with local mortgage knowledge is your best move. they will work you up a good faith estimate hat spells out the likely terms of your loan, including the interest rate and closing costs in dollars amounts per line item and a grand total ( No surprises at the closing table ! ) Now you know how much of house you can afford, it also lets the sellers know that you're serious about buying. Now it's time to go house hunting with an experienced guide!
     

    Waiting for the market to improve or not buying at all. 

    No matter how much research you do online, no one person or website can predict where the market is going specially here in southwest Florida, so trying to time your home purchase with the bottom of the real estate market is a waste of your time and in the long run could cost you a lot more money. If you're financially and emotionally ready to be a homeowner, you should proceed with purchasing a home. Remember, You could be building equity, getting tax deductions and enjoying the many other benefits of home ownership right now! Besides it's your life don't you want to be living it under your own control and decisions? 

    Making an offer without contingencies.

     
    You need to have a back-out plan as a home buyer . If the home doesn't appraise for the purchase price, or your lender refuses to fund your loan, having contingencies on your contract gives you the right to cancel the contract and return your good faith escrow deposit. I always explain it this way, would you spend a couple hundred dollars in a store that doesn't have a 30-day return policy? Then why would you put hundreds of thousands of dollars on the line without the right to walk away? When your Interviewing Realtors to work with ask the agent "How do they protect you the home buyer and you're best interest? "  

    Turning down a home inspection option? 
     
     
    All homes have defects -- including brand new construction homes, so getting a professional inspection done as a contingency before making the commitment to move forward with financing the home. Be sure to attend the inspection and go with the inspector on a grand tour of the condition of the home. This should be a 2 to 2 1/2 hour inspection of the complete home and it's components. You always have a home inspection, there is never a good reason not to have one ! Have you ever heard of Chinese Drywall ? 
     

    Buying a foreclosure without doing your Homework. 

    Cape Coral , Fort Myers and Lehigh Acres have leading the country over the last few years in foreclosures, but working with a real estate professional will help you sort all the information out . Many home buyers  get stressed out and confused as they are so set on finding a bargain, they overlook that buying a home that needs repairs can be a stressful and expensive repairs continue on and on beyond the surface. Before buying a foreclosure that needs repairs make sure you have the knowledge of costs, skilled licensed professionals to do the work and have the reserve funds to pay the cost of repairs.     Short Sale Avoid Foreclosure Advice written By Joe Kendall, Broker Associate with Sandals Realty. The Hardship Letter is the most important and is a major factor in getting your short sale approved by your lender along with your  documentation supporting this letter. ( I can go over this when we talk in Person)

     

    I would like to give you some tips in how to write a hardship letter to your mortgage lender greatly improving your chances of the bank understanding your own personal situation.

     

    Remember you are composing the "hardship letter" for your bank or your mortgage servicing company, do not write a book because most likely it will not get the attention your trying to receive from the lender. The person that is going to read this is someone that understands general information that is factual.

     

    Please Keep it to one page (Do Not Type It , but write it out with an ink pen or print the letter out in ink, again Do Not Type This Letter !) be right to the point, put the emotional aspect  in the beginning and in the closing your message.

     

    Here is an example list of hardships that lenders consider:

     

            Illness  (explain before and after effects)

     

    • Loss of Job ( what income you made before and now current, explain in the unknown future if it's unclear. 
    • Reduced Income (what you made before and what is now current )
    • Failed Business   ( how much was invested, how much money was lost and how this has impacted you currently)
    • Job Relocation ( forced to relocate ( current mortgage payment and what your new mortgage payment will be in our new location ) show your current income can not support two homes in a simple math problem)
    • Death of Spouse or C0-Borrower
    • Death (supporting documents )
    • Divorce (support documents )
    • Marital Separation (how this has impacted your ability to pay all your current bills )  
    • Reduced Income (what was it before and now )
    • Medical Bills   List all the bills current and future balance , list how much money you are currently behind)
    • Damage to Property (natural disaster or unnatural)

    Now that you understand what your lender or servicer is looking for, it’s time to sit down and write a hardship letter. . Make sure you make it unique to your personal situation. Do not talk about local or national media issues, make it very personal coming from your heart.

     

     Remember that your hardship letter is a very important part of the workout process.

     

     Example Hardship Letter:

     To Whom It May Concern:

     

     I am writing this letter to explain my/our unfortunate set of circumstances that have caused us to become behind in our obligation to maintain our current mortgage payments . We have done everything in our power to make ends meat but unfortunately we have fallen so far behind that it looks very bleak so we are asking for your help. (ADD YOUR PERSONAL, EMOTIONAL FEELINGS HERE )

     

    We would like you to consider working with us to modify our loan or doing a bank short sale. Our number one goal is  to keep our home and we now have come to conclusion our dream home and all we have worked for our in-tire lives is coming to end end and we have to come to terms with this. Please understand it's very hard and we did not ask for ourselves to be in this situation we are in today.

     

     The main reason that caused us to be so far behind is ( insert the No 1 reason here and be to the point   ) Soon after being late and our income not being no where near enough, we had fallen further and further behind. It’s now to the point where we cannot continue to catch up or pay what is owed to you. It has always been in the past and up to now,  to fully meet our monthly obligations to pay what we owe and stay current. But at this time we have exhausted all of our income and resources so we are asking for your helP

     

    (The approximate date start of the hardship, we believe that our situation is ? on future timetable is ? )

      

    Our situation has got-ton worse because (reason here) and we feel that if you could rework our loan balance and mortgage payment or agree to do a short sale? We feel this  would benefit us and (the name of the lender here). We would appreciate if you can work with us to lower or delinquent amount owed and or payment so we can keep our home and also afford to make amends with your firm.

     

    We truly hope that you will work with us and together we can get this settled so we all can both move on.
