Why get your hopes up looking at $400,000 homes, when you can really only afford a $200,000 home? Before you start house hunting, narrow down your price range by getting pre-approved from a local mortgage lender. Asking your Realtor for a referral to a good local mortgage Lender here in southwest Florida with local mortgage knowledge is your best move. they will work you up a good faith estimate hat spells out the likely terms of your loan, including the interest rate and closing costs in dollars amounts per line item and a grand total ( No surprises at the closing table ! ) Now you know how much of house you can afford, it also lets the sellers know that you're serious about buying. Now it's time to go house hunting with an experienced guide!
 

Waiting for the market to improve or not buying at all. 

No matter how much research you do online, no one person or website can predict where the market is going specially here in southwest Florida, so trying to time your home purchase with the bottom of the real estate market is a waste of your time and in the long run could cost you a lot more money. If you're financially and emotionally ready to be a homeowner, you should proceed with purchasing a home. Remember, You could be building equity, getting tax deductions and enjoying the many other benefits of home ownership right now! Besides it's your life don't you want to be living it under your own control and decisions? 

Making an offer without contingencies.

 
You need to have a back-out plan as a home buyer . If the home doesn't appraise for the purchase price, or your lender refuses to fund your loan, having contingencies on your contract gives you the right to cancel the contract and return your good faith escrow deposit. I always explain it this way, would you spend a couple hundred dollars in a store that doesn't have a 30-day return policy? Then why would you put hundreds of thousands of dollars on the line without the right to walk away? When your Interviewing Realtors to work with ask the agent "How do they protect you the home buyer and you're best interest? "  

Turning down a home inspection option? 
 
 
All homes have defects -- including brand new construction homes, so getting a professional inspection done as a contingency before making the commitment to move forward with financing the home. Be sure to attend the inspection and go with the inspector on a grand tour of the condition of the home. This should be a 2 to 2 1/2 hour inspection of the complete home and it's components. You always have a home inspection, there is never a good reason not to have one ! Have you ever heard of Chinese Drywall ? 
 

Buying a foreclosure without doing your Homework.

Many home buyers  get stressed out and confused as they are so set on finding a bargain, they overlook that buying a home that needs repairs can be a stressful and expensive repairs continue on and on beyond the surface. Before buying a foreclosure that needs repairs make sure you have the knowledge of costs, skilled licensed professionals to do the work and have the reserve funds to pay the cost of repairs. Golf Course Condos * Townhouses Located in Fort Myers and Bonita Springs Florida.

Bonita Springs Florida real estate. I was out last week with clients looking at Golf Course Condos located in Bonita Springs Florida. We previewed several ones in Gated Communities located in Fort Myers including a few that where bank owned and a couple of Bank Short Sale properties.

We then headed to Bonita Springs Florida where this featured condo was my personal favorite. I thought I would share with all my blog readers. This unit is around 1,200 square feet, with vaulted ceilings it comes completely furnished turn key including all the way down to the silverware ! All you have to bring is your golf clubs and your tooth brush !

This one was listed for $145,000 and I thought this was a real good buy considering the great water view from the screened balcony

Home Owners Association Information of Gateway and Stoneybrooke Fort Myers Florida

Many people when looking to buy a home in a gated community make a mistake by not researching the Home Ownership Associations ( HOA ) before starting their home search. I always suggest as a new home buyer here in Southwest Florida you read up and understand whats services are included and what services are offered and the lifestyle of each home Community. I have listed below the definitions of Florida Home Owners Associations and their meaning below.

Condominium Association (Condo) - When you own a condo it's typically located in a building with several other units and home owners. Condo ownership everyone shares in the ownership of the common areas The common areas, for example, include the structure of your particular unit, each building, club house and pool !

 

All owners of a condo are members of the condo association and pay a condo association fees. The fee typically includes money for repair and maintenance, ( reserves for major capital expenditures!  very important and not all associations do this !), structure of the building and liability insurance for the common areas of the complete development.

 

The condo owner purchases (condo-owner's content insurance ) The cost for these is typically very low especially when compared to a homeowner's policy. When comparing monthly costs be sure include the cost for insurance plus the condo fee.

 

Home Owners Association (HOA) - is formed to manage a group of single family homes. HOA fees are levied to run the corporation and pay for items like common area maintenance, capital maintenance (e.g. club house or pool), The fees can include the exterior maintenance of lawns and landscaped areas.

 

Master Homeowners Association (Master HOA) - Master  Owners Association as the corporation formed will usually own, through deed, property that is common to a development where there are one or more HOAs and/or condos.

The Short Sale market seems to be always revolving and improving with banks getting more agreeable to accepting short sales verse foreclosure. Leading the way in this direction is Jp Morgan Chase Bank as in recent actions JP Morgan Chase has decided to sweeten the short sale process. They have decided to offer $10,000 to $20,000 dollars to owners who will agree to a short sale in addition to forgiving the remaining balance of the loan.

Well you have to understand by just asking yourself this simple question? Why would a bank offer so much money on a failing home loan? Well it's pretty clear that Banks would never make any offers that they do not make a huge profit?

The Florida foreclosure process ( Florida is a Judaical State) and is notorious for taking an extended amount of time, sometimes as much a year to foreclose on a home owner. The more recent ROBO SIGNING SCANDAL has made all the banks rethink their foreclose process.

If the bank had no other choice they would foreclose on the home owner, but currently the banks thought process is clearly a short sale option is the banks first choice now.
