Welcome to Summer! My favorite time of Year!
I would like to welcome my past & current clients, friends and neighbors who may be reading this news letter for the very first time. Welcome! I would also like to say "Welcome to Summer", for all my clients up north, I hope that you find time during your busy summer schedule, to come and visit southwest Florida! If you have never been here in the summer, the traffic is light anywhere you go. The wait at Restaurants, Golf Courses, Movie theaters, shopping is very light! The parking at or near the beach, is very easy to find! You can enjoy the summer "Special Deals" on most airlines and discount pricing at almost all the hotels, including the ones on Fort Myers Beach and Sanibel Island. The summer season brings lots of sunshine during the day and a late afternoon cool down with almost a daily afternoon hit or miss thunder storm! Depends on where you're standing! The evenings become very comfortable after an hour or so of our "Liquid Sunshine"! The Fishing is best in the summer! You can catch a variety of fish, from many of the fishing piers, from the beaches or take a fishing charter. When I find time from my real estate business, I enjoy fishing both from my home and out on my boat. Tarpon and shark fishing is my favorite. Nothing beats fighting a large shark on the line! My largest shark has been 12 feet in length; my largest Tarpon has been 150 lbs. This up coming week Tuesday or Wednesday depending on business (real estate always comes first!) I will be ½ mile off shore just off the Sundial Resort on Sanibel Island in about 20-22 feet of water! Enjoying the Florida lifestyle, This is why I am here. Come join me!
The Real Estate Market here in Florida, Time to Buy!
Most areas across the United States, real estate prices have dropped. It is no different here in Southwest Florida. There are a lot of different things that impact changes in the real estate market conditions across the country.
In 2005 the market toped out in Southwest Florida. In the past, there has been shortages of listing inventory, (in other words lack of homes for sale) which drove up the home prices, in the simple rule of supply And demand. Everywhere you go here in southwest Florida, you can see new construction of homes, condos, gated communities, riverfront developments and so on. The market today in May 2007 we have over built with currently 14,000 homes and condos for sale in southwest Florida. Hundreds of investment homes bought on 3 year arm mortgages, that now the payment is too high and must be sold! Real estate prices are down as much as 45% and higher since 2005 now is your time to buy! Foreclosures are at an all time high in Lee County! New construction, waterfront, riverfront, fresh water, maybe you have thought about a golf course condo? There are lots of them too! With great lake and course views!
Now is the best time to look for that second home, vacation home, retirement or maybe as an real estate investment in a home, Condo or maybe vacant land? There is an old saying that fits real well to the current real estate market. This can relate to a lot of things, you may have bought or sold in your life time. Self Directed Retirement Plans (Real Estate IRAs)
I would like to share with you a little bit of information about Tax Free Investing and the benefits of a self-directed Retirement plans. I have been attending local seminars regarding tax free investments. Weather you are a Individual investor, an accounting professional or a financial Advisor, you should be aware of non traditional retirement investment options. It is now possible to include real estate as an integral part of a retirement portfolio. This includes such real estate as investment Properties; Rentals, Rehab Property, Commercial, Residential and even foreclosures. To keep it simple, If money is generated from your investments, the money stays in your IRA which means you avoid paying income tax. Your IRA Grows tax free and you are then able to apply your profits to other investments, including stocks, bonds, mutual funds or more real estate. Florida Property Tax Update, Watch When This Happens!
The Florida Tax Reform is the main topic getting all the talk these days in Florida. The Florida House will return in June to hammer out a Property Tax reform bill that may shape Florida for many years into the future. The discussions have focused on basically two different options that involve Homesteaded Property.
(1) Homestead exception credit changed from the current $25,000 to $300,000 So you would not have any property tax if your home was homestead and the value was under $300,000 If your home was valued at $450,000 you would be paying tax on $150,000
(2) This option would eliminate Property taxes on Homestead Property and add a 2% increase in Sales taxes for everyone.
The major lobby groups in Florida are flexing there muscles with lawmakers to get something passed! There maybe a water downed version coming, yet what ever comes out will be put on the ballot in November and from everything I have been reading will be easily passed on the November election. This will have a positive impact on our real estate market and if you are thinking about buying real estate in Florida. Now truly is the time to buy!
