Cape Coral and Lehigh Acres Florida. The Bank Short Sale ( HAMP ) Program Market Update. The last couple of months,I have noticed most of the banks have improved their service in dealing with bank short sales. Most of the banks have improved their ability to get back to me answers on submitted contracts, suck as Welsfargo, Citi Bank, Chase and a few smaller size Lenders and Credit Unions. 

Last week, I received a call from a lender on one of my Gulf Access pool home i have current listed for sale in Cape Coral Florida. This home we are selling as a bank short sale through the HAMP program.  I helped the owner's complete their short sale package just three weeks ago, and since then we have had two cash offers and here is how the conversation went with the Lender

Mr Kendall, I am calling you in regards to the short sale package you sent us. Everything looks fine, I will order up a (BP0)  today so we will have the results back as soon as possible. Thank-You for sending in a contract on the property, we look forward to working with you. 

The current real estate market in Cape Coral, Fort Myers and LeHigh Acres, Florida where prices are driven by the amount of Closed Bank Short Sales and Bank Owned Property. This has a lot to do with the improved service in my market place. There may have never been a better time to buy in southwest Florida then now.

Sellers should know that if they are behind in the mortgage? Your ability sell your home as a bank short sale, is much improved over the last several months. You should try and avoid foreclosure before letting your home go back to the bank. I have successfully closed bank short sales!
