I have always viewed bundled lots together for a price draws a bigger buyer pool, then if they where marketed alone. Let me explain, If you have a few build-able lots and you try and sell each lot it's self? You fall into the huge pool of other lots for sale and get lost in the shuffle. If you bundled the lots of 4 together. The first time home buyer that may need help with financing a lot may have an incentive, for lets say Dad to help with the purchase and give each one of his kids a lot and keep one for himself (specially if they lots are located somewhat close together) Most Family's like to be relocate near each other specially moving here from out of state. You also open the opportunity for a builder developer to buy a few lots and a discounted price, with in a close range of each other to build a business around one spec home.The investor starts to think now too! Think like the fast food business! Give the message of a great deal! Buy two get one free? 4 for the price of three? People need to feel there are getting a real deal and Thinking outside the box and you just might sell them lots! Good luck Selling! and Marketing!
